The areas which are considered "preferred" are Prenzlauer Berg, Mitte, Charlottenburg, Wilmersdorf, but there are some other really nice areas like Steglitz which foriegn investors have never really heard much of...

Remember Mortgages are hard to get in Germany. Normally they will be 50000 euros minimum lending & 60% loan to value could be your maximum.

When you buy a property with a great yield, but find that the building is in form some major repairs, then it can be advisable to settle for a lesser yield for a building which is in an excellent condition.

When we are searching for a tenanted property for you, we will of course see that your tenant has been paying the rent regularly and on time.

When you buy a property which is already tenanted, you usually pay less for the property. One of the reasons is that you may have a long term tenant living there paying less rent than if you were buying an empty flat and making a new rental contract.
