UK, France, Switzerland, Spain and Malta
This is the broad outline.
It's a non status equity release mortgage that can be taken in GBP, EUR, USD or CHF on 3 or 6 month LIBOR, EURIBOR, SUISSE LIBOR or on a 5 year fixed rate basis in each currency.
The lender will advance up to 30% LTV, Over a 5 year term.
Six years of interest (an extra year is calculated as a cushion) is held with a bank guarantee either with the lending bank or a bank of the clients choice in Switzerland.
The mortgage is serviced from the guaranteed deposit. The loan must then be discharged at the end of the 5 year term from either the sale of the property or other funds.
The bank will ONLY lend on property in the UK, France, Switzerland, Spain and Malta.
It's similar to the UK 'HERM' model but with more flexibility and I can see it helping clients that might not want to sell a property in the current dip but could use some capital in the meantime. Or clients who have overseas property that want to release some equity and convert from EUR of CHF back into GBP.
We work mainly with private banks in Geneva and therefore can consider a broad range of proposals, especially for high net worth clients that can have a wider relationship with these banks.
